I know everybody acts like gas is the most expensive thing in their life and gas mileage is the way to financial salvation but if this decision is driven by that you should consider:

10k miles per year @$5/gallon is at 20 mpg is $2,500/year. 10k miles per year @$5/gallon is at 40 mpg is $1,250/year.

This is a $100/month difference.

Is the 10k (or worse) bath you're going to take on selling this worth it? Assuming gas prices stay the same (and if they go down then the $100/month gap gets smaller), 10k is going to take 8 years before the fuel savings begins to pay off.

Obviously these figures are all factors of miles/year, $/gallon, and MPGs but you can do the math on the real figures.

Maybe the smaller vehicle has nothing to do with gas though.

I'm very curious about your "DMS" apps. What are you doing with these and how do they work? I've never heard of them but just seeing their descriptions makes me think it might be a solution to keeping equipment/tool manuals for all the things around the house.

Only thing I would say is Home Assistant recommends running it in a VM rather than as a container. It looks like you have mosquito and zigbee running alongside it to support the container, but IMHO it's easier to just wrap everything up in a VM. You still interact through a web interface.
