Yes, Rajpur Road would be your best bet for long-term appreciation. It is consistently growing and has strong rental demand. If you want higher ROI at lower entry points then check properties at Kulhan and Sahastradhara Road.

I am planning to invest in Max Estates' 222 Rajpur, villa project right on Rajpur Road next to Malsi Reserve Forest with Mussoorie Hills views. It is a wonderful project!

Dwarka Expressway and Noida Expressway offers best RTM, it depends on what is your budget and the most prefered location.

If you go Dwarka Expressway, you can check - Sobha City (Sector 108), Godrej Meridien (Sector 106), Tata La Vida (Sector 113) offering 3-4 BHK.

And, if you're open to Noida Expressway - you can check Max Antara (Sector 150 - premium projects), Paras Tierea, Logix Blossom Greens on Sector 137.

For the same, you'll get significantly more carpet area, better lifestyle, and stronger long-term appreciation in Noida Expressway vs Dwarka.

Thanks for sharing the Information. Well Put! I would like to know about villas at 222 Rajpur by Max Estates. Feels like it is the right project, premium enough to hold value but is it worth investing in a city that is still growing? Please suggest about its appreciation potential, build quality, micro-market strength!

Yes, Noida has recorded the highest real estate appreciation but it is not evenly distributed. It depends on which project and which sector you're referring to. Premium micro-markets like Sector 150, Noida Expressway has grown drastically due to end-user demand. Also, the resale market has genuinely grown over the last 1–2 years but still buyers are investing in it. In premium sectors like Sector 150 and Noida Expressway, people who bought RTM flats from credible builders like Tata, Godrej, ATS, Max Estates have seen to 50–70% gains in their properties.

Honestly, as a investor, I’d prefer Noida Expressway right now. As the entry prices are still relatively lower than Dwarka Expressway. Also, the resale market also looks more active, and the shifting from affordable to premium housing. If I had to pick today, I’d look at Sector 150, Sector 128/94 (Especially premium projects by Max Estates, Godrej, M3M) or a good Noida Expressway micro-market over chasing Dwarka. Noida feels smarter.

Yes but you might need to increase your budget if you plan to buy in sector 150.

When it comes to safety in Noida real estate, always prioritize corporate-backed and listed developers such Max Estates, Tata Realty, and Godrej Properties

Look for Max Estate 360. It is one of new launches in Gurgaon!

Dwarka Expressway! I believe it has been one of the best corridors in NCR! The prices have tripled in 5 years. Currently, I am planning to invest in Max Estates 360 in Sector 36A.

We are mid-way between the Noida’s growth cycle. Once Jewar Airport and the full metro network are operational, prices are set to climb up further.

Also, Micro-location matters as who entered Sector 150 or Expressway sectors 3–4 years ago are already having on 40–50% gains.

Yes Dwarka Expressway is genuinely one of NCR's strongest investment corridors right now! While exploring the same, I believe it's also worth looking at Max Estates 360 (Sector 36A) for Investment.

You are looking for core Delhi properties, they are extremely overpriced right now. Why don't you check areas like Noida or the Dwarka Expressway, there are various projects which provides solid ROI, when you sell off. You can invest in premium gated communities like Estate 360 in Gurgaon, or Estates 128, L&T or Kalpataru Vista in Sector 128 in Noida.

Since you work in IT with a WFH setup with great amount for investment, I suggest instead of going for older flats in Noida or Ghaziab with modern amenities. Some of the luxury projects you can check like Max Sector 128 or Sector 105 in Noida. In future, you will get an high end asset and good rental income.

If you’re open to premium flats off Dwarka, do check Estate 360 near Dwarka Expressway (Sector 36A). It is a premium, amenity-led development and could fit well if you want a modern 2/3/4 BHK in a branded community.

2-4cr for 3 BHK in Dwarka. If your priority is being near good schools inside Dwarka, shortlist 2–3 sectors first, then compare specific societies.

If you’re okay with new and premium community, take a look at Estate 360 in Sector 36A on the Dwarka Expressway, it would be good option for long-term hold. What’s your exact budget and preference of ready-to-move vs under-construction?

I don't think so, you can find 3BHK flat in this budget! You at least need budget of 3-3.5 cr.

Yes I think this "Inter-generational Living" concept by Estate 360 will genuinely add long-term value as it is dedicated to the senior-living components.

Now for high-net-worth individuals who actually has ₹15 Cr to spend, time and security are often more valuable than pure land appreciation. So buying a massive 4000 sq ft standalone villa, seems to be more responsibility than luxury. It's operation is more of headache. And, the most required amenities are offered by projects like L&T Green Reserve—and Max Estates 128 at the same price. People now want entire managed ecosystem. For example, Max Estate 128 is an ultra-low-density project with high end amenities.

It's great your budget is of ₹20 Cr. Sector 15A and Sector 44 are Noida’s most prestigious, fully gated bungalow zones. They offer a quiet, secure lifestyle and far better than DLF Phase 1. Also, Sector 47 and 26 are also great, but they don't quite carry the same elite tag as 15A/44.

However, since you're looking for a 10-year hold and don't need to build immediately, you can consider other options before buying an old plot to demolish.

I personally do not recommend building and maintaining a bungalow for 10 years where you don't even live there. Instead of an independent plot, you should invest in ultra-luxury developments like Estate 128 on the Noida Expressway. They will provide you better returns in future.

Depends on your budget and your preference of the sectors. If you are looking for budget-friendly then go for Arihant Abode Sector 10 and if you are looking for ultra luxury 4/5 BHK flats then you can check Max Estates 128.

Could you please provide the details for the Max Estates Sector 105 project to obtain further information?

It is not possible to buy 3BHK in a gated society within your budget. You must either increase your budget or look for flats in other areas.

Working from Ship! Looks amazing!

Glad to hear, you wish to stay in Bhubaneshwar. You can look for areas like Patia, Jayadev Vihar, Chandrasekharpur, Kalinga Nagar, and Ghatikia for residence. These places are close to IT hubs, schools, malls, and hospital.

You can look for properties by Metro Group. They offers several 3BHK options in Bhubaneswar that fit your 1.5 Cr budget for comfortable living in prime, non-outskirt areas.
