You consider 'TLDR' a comment? I would never mock someone who had an opposing viewpoint and wanted to have a discussion. The whole point of this post is to spark real, honest conversation. Why would I be kind to someone who chose not to read the post, yet instead of just moving on like a normal person -- took the time to post TLDR in the comments and be a doochebag? It's broke ass behavior. Learn to use your brain and have meaningful conversations, otherwise just keep it fucking moving. Your gaslighting is petty & gives highschool girl energy. Grow up

Wow dude you’re so cool! Not sure what you were trying to do here, but I’m sure you’re broke. Have the perfect attitude for it :) Could just simply not read it right?

- You probably have no idea if they’re actually deals or not
- They’re probably not
- Why are you locking shit up as a “buyer” if you don’t even have enough to fund EM
- You are why regulations are coming non stop
- It’s not your fault, gurus taught you this bullshit.
- At your core, you know its wrong. So change it
- Be fckin honest with your sellers and you won’t have to worry about EM

I live here and we have a full service real estate operation. New construction, residential & commercial construction, buy & sell properties, as well as have agents on staff.
Big issue here is likely the difference between what you might think it is worth vs what it actually needs to sell for. When you say “quick sale” — this is the main factor.
Land has less variability because you can only build what you can build and if you know build cost, you just run the numbers backwards. You need someone with your same fire to work on this with you. Obviously other agent was not that. He’s showing you what the experience of working with him will look like — I’d drop him now while you’re ahead.
If you want some help let me know. We’ll do a full analysis and bring you every option across the board. You can decide what you want to do from there. Saves you from making more calls. Either way, good luck!

Most people don’t account for the reality of selling a house. Anytime I hear somebody tell me what they think the value of their house is, it’s almost always wrong. I’m sure you’re getting this number off the “zestimate” or some other bullshit metric that does not involve actually comping the property.
I say this because buying him out, you’re probably overpaying because you’re choosing to agree on 700k. The “sale value” and the “appraised value” are not the same thing. Not to mention if you actually take it to market to go for retail and say you do get 700k, you’re loosing about 70k to fees and commissions. May even have to do some repairs and offer concessions additionally. Not to mention you have someone renting the basement, which a buyer may not even want to inherit. This also assumes you get the 700k you “think” its worth.
It’s a messy situation. I can guarantee you that your brother is going to give you a massive headache over the next few years if you ride it out. You also want to weigh in the fact that if you go buy something on your own, A $500,000 house with a 6% interest rate is going to be substantially more than you’re paying now and probably not as nice.

I would use a major van line. I think you should be paying about half of that. This is also the best time of year to book — better prices (slow season). We used Allied, they were incredible. We did Vegas to Philly last December with 8000 pounds and it was $6,700
No just somebody who does 100’s of deals a year. I don’t really do these types of transactions, but in some cases they make the most sense and I’m very familiar with them logistically. Seeking to understand something when you don’t is always the better move than just trying to shout “scam” just because you’re uneducated on something. You’re getting advice from commentators that don’t know their ass from their armpit. That’s all I said. I don’t want your 700k shitbox trust me
