If you can do so safely, cross the street then pause for a bit letting her get way ahead of you. Then continue on your way. If there's no sidewalk on the opposite side of the street, I would just turn around and walk to a spot where you're able to sit for a bit allowing her time to get some distance.

As I in understand it, yes, this is still under developer control. I've also read where the state revoked the developers license for a period of time.

The root issue is not the NOA or the homeowners. As I see it, the root issue is a scummy developer who was long on promises and very short on delivery. In the end, it's the owners who are getting the short end of the deal by someone who has a lot more money backing them up than the owners have.

On top of that, where the development has not been released to the association, the owners have very little power to enact change.

If someone asked me such a question, I'd probably walk away and just ghost her. I have no time for shit tests

SwitchCaseGreen

That's because the only real artificial intelligence is located underneath that ridiculous combover of his .

SwitchCaseGreen

I've been reading up on this issue here and there. This sounds more like a scummy developer issue skirting the law than it is an HOA issue. From what I've read, the developer should have been put in jail a long time ago.

Why Moscow? Why not a neutral location where proper security precautions would be in place for both parties?

I call BS on Putin's desire to negotiate. This comes across as the spider luring the fly into a trap.

SwitchCaseGreen

Oh, I'm not denying it's happening in the Somalian community. It's pretty obvious. I just wonder if there's been cases of fraud found outside the Somali community.

SwitchCaseGreen

I agree. However, I have two questions regarding these fraud cases. The first is: Why does there seem to be a focus only on the Somali community? The second is: Why are the feds only focusing on blue states?

I quit having sex with my ex wife years before our marriage ended. Why? Because she morphed from looking like an average every day woman to being mistaken for a man. All in the name of freedom from the patriarchal gaze. Then she would blame me for not wanting to have sex with her. Well, if she would have continued maintaining a female appearance, I would have been willing to fuck her.

I was in your shoes 5 years ago. I bought a condo thinking "Hey! No more maintenance!" Guess what? There's someone, somewhere working behind the scenes doing the maintenance. Before buying, ask a LOT of questions.

Ask for at least one year's worth of meeting minutes. Be sure the one of those minutes includes the annual meeting.

How many officers does the HOA have? How long have these officers been in their respective positions? Are the officers the same people who keep getting elected over and over? Does the association have a board of directors? If so, how many and are they the same people getting elected to the board over and over?

Is the association self managed or do they use a property management company? If they use a property management company, how long have they been using this company? What complaints do the owners have about the company? If they are self managed, who does the maintenance? Who manages the contractors?

How many meetings does the association have per year? How active are the owners in participating in those meetings?

Read and understand their bylaws! Then ask if the association is actively abiding by their own bylaws or if they run things in a loosy goosey fashion. You know, do they actually walk the talk or do they just turn their heads and ignore the bylaws they don't want to pay attention to?

Review their budget. Ask about their cash reserves. Ask about deferred maintenance. If you're going to tour the property, make note of how the common elements are maintained.

You basically need to be wary of a dysfunctional HOA. I'm sure you e heard of those types: we want and we want but we don't want to pay for it; we have retirees who just sit on their ever expanding asses pointing fingers and assigning blame for their misery, yet, when the time comes for elections, they become a bunch of finger pointing owl faces; owners who think bylaws apply to everyone else but them; owners who do not want to pay attention to their investment. Shoot, I can go on and on. This reply is long enough.

Source: I'm the sole officer as well as the sole board member of a 16 unit condo association. We've been in a state of total board collapse since before I bought my unit. If you do buy this condo, walk into it with your eyes wide open. Don't make the same mistakes I did.

TL/DR: Be very wary of a dysfunctional HOA.

A true MAGA would pick themselves up by their bootstraps and just take the jobs that immigrants used to do. Isn't that why they're so hyped up when ICE comes to town?

SwitchCaseGreen

Your reply should be cross posted to the "I hate CMP" posts. Where ISO-NE is heavily reliant on natural gas plants for generation, the wholesale price for generation will fluctuate daily, sometimes wildly due to fluctuations in natural gas prices.

You also mentioned gas turbines being reimbursed for being on standby, that's also a very real cost that the average person is unaware of.

SwitchCaseGreen

I would say it's ruined their reputation permanently.

SwitchCaseGreen

Could be worse. The screen name could be 'Clown_Penis_OU812?'

SwitchCaseGreen

How would a resigning board member be able to force the association into court ordered receivership without the board member having to spend thousands of their own dollars to hire a lawyer?

SwitchCaseGreen

Ohhhhh, you're preaching to the choir here. I'm the sole board member of a 16 unit HOA. EVERY time we have an election, it's nothing but owl faces, finger pointing, and excuses. But boy, don't the retirees who live here have plenty of time to bitch and complain about maintenance items not getting done quickly enough, maintenance items not getting done per their standards, not using contractors of their choice, accusations of financial impropriety, hell the list goes on. I despise each and every finger pointing owl face in our association. I especially despise the retired "get off my lawn" class.

No single group of people are the problem. It's all of modern American society that's the problem.

I remember maybe 30, 35 years ago reading news articles where teachers were being told not to use red markers to correct students' papers or exams because it may hurt their self esteem. At about that same time, I remember reading of parents screaming at teachers for failing their child. In recent times, I've read of school policies where the lowest grade a teacher is allowed to give a student is a 50. Even if that student turns absolutely nothing in for homework.

We as a society have reduced educational expectations to the point where the lowest common denominator gets their trophy, regardless of whether or not the lowest common denominator even does any of the work. That's now how real life works. If you're working for an employer and you fail to show up, fail to complete any of your assigned tasks, how long will it be before you're unemployed?

A lot of people want to blame teachers and hold teachers accountable for the low quality of our educational system. Why? Why hold a teacher accountable for a student's lack of motivation to learn? If their are no ramifications for a student's failure to do the work, what can a teacher do about that?

Several years ago I was reading a commentary about how Oriental families valued education and how they passed those values on to their kids. At about that same time, I would see bumper stickers that would read, "My reform school kid beat up your honor roll student." Yeah. That shows just how much we Americans value education.

At about that same time, I also read where Russia, India, and China revered scientists and mathematicians much in the same light as Americans revere sports figures and pop stars.

I read an earlier post about how local 567 is having a hard enough time keeping their journeyman working, let alone, keeping their apprentices working. It's too bad, too, as local 567 has a terrific apprenticeship program. Becoming one of their apprentices would be a better way to go, generally speaking.

Going union as an apprentice is only one path that you can follow into entering the trade. Another option is your local community college. Get your 2 year degree and start working for someone as a helper. You won't be making the higher wages until you get your journeyman license. Do your time and eventually get your master electrical license.

One benefit of getting an AAS/AAT from a local cc is that SOME employers will use that degree as a standard to get in. Another benefit is that the instructors tend to have good relations with contractors. In addition, if you chose to go into industrial electrical maintenance, a lot of plants will look favorably on you having a 2 year degree. If in the future you ever got tired of working with your hands, it's possible to transfer many of your credit hours into a 4 year EET program.

Some folks pointed out that a lot of trades people find it to be a PITA running their own contracting business. If you were to go that route, you'd be best advised to hire an office manager/bookkeeper/scheduler/etc as well as a highly experienced electrician to do estimating. That would leave you to do the field work you would rather be doing.

I'm 60 years old. I'm way past that stage in my life where I'll simp to someone hoping I'll eventually get laid. If I even so much as get the inkling she's into high school girl games, she's gone. Life is too short to have to deal with that kind of crap.

My suggestion to you is to remember your worth. Know what positive attributes you have and know what you bring to the table besides a wallet. Value the person you are as you are. Develop the attitude that not having that special someone in your life is far better than having to act like a performing circus monkey. If one woman doesn't like the man you are, as you are, another one will.

SwitchCaseGreen

They can only get away with it for so long. When I got fed up with an ex gf's BS, an old friend of mine reminded me, "No matter how pretty she is, someone somewhere is sick of her shit ".

This woman is obviously conventionally attractive. She would have much of a problem finding dates in real life. She's likely on a dating app because her real life personality is worse than her online persona.

I kind of feel sorry for her. Once her beauty fades (and it will), she'll have nothing to fall back on. Other than the obvious.

Is it possible that one or more of those shipyards has a shuttle bus running from park and rides or other such locations? Maybe join a carpool where they pick you up near or at your home?

SwitchCaseGreen

A lot of people suggested a union apprenticeship which is a great idea. You do have a number of shipyards in Florida. You may want to consider apply for apprenticeships there as well.
