Here's a hypothetical. Say your landlord only accepts a physical cashiers check for rent and wants to come to your house and collect it in person for some reason. He's a septuagenarian who is terrible at communicating and probably has no job outside being a landlord. He refuses to contact any of your other roommates either, only talking to you.

You work a 9-5 and he texts you at 2:30 on the first of the month, when rent is due, saying "u hom?".

You respond "no but (insert roommate name) is and the check is there"

No response. He doesn't come. Sometimes he texts back later that day, sometimes he waits two or three days to reach out again. You offer to mail him the rent check, but for some reason he is adverse to that. Every month you get the text "U hom?", sometimes you put in effort to make him come at a time when your around, and sometimes you just don't have it in you.

Eventually he asks you to start dropping it off at a house a block away. This is not the address he has listed on his lease and you have no idea if he lives there or if its an empty rental unit or what he's doing hanging out in the house across the alley. He never specifically says "Drop your rent check off on the first of every month at this strange empty looking house", so you still wait for him to text you asking for rent and await his instructions.

For two years he never mentions a late fee. Perhaps you assume he acknowledges that he is the main obstacle preventing him from getting paid on time, and perhaps you assume he just doesn't care that much. But then out of nowhere he tells you you've been late every month you lived there and owe somewhere between 24 and 16 late fees (he has said both numbers because he truly has no idea and certainly has not actually kept track of when the checks were written or delivered/collected).

That is almost certainly the case here. There are so many things I wish I could say about this guy. I'm not a fan of most landlords, but this guy is really the lowest of the low.

I only said I don’t think he’d pay because I know someone who did sue him and win and they’ve been trying to get him to pay out for two years.

No it was literally a garden hose. I didn’t even have one of those little handles with a jet. It was a pathetic attempt on my part, but I used to do it at my parents house growing up so thought I’d give it a try, allegedly…

I know… you just can’t understand what a pain this guy has been to deal with. I will almost certainly end up taking him to court, but I just wanted to see if people thought I could get away with ignoring it because he’s just that obnoxious.

I suspect his bender has been longer than 4 days.

Allegedly because I’m being gaslit by a crazy old man to think that rinsing a broken ac unit is grounds to be charged 8400 so I’m not saying anything unless he can prove it.

This is his business model! Too late, but I’ve talked to other people who rented from him and he has pulled crap like this on all of them. Edit: I wish there was something I could do to prevent him from ripping people off like this again.

It would be nice but honestly I had already come to terms with the fact I wasn’t going to get it back because he’s a certified crooked bum. I was content to let him keep it if it meant I didn’t have to see his face again, but I’m certainly not going to give him more money.

It’s a long story. We gave a 90 day notice as specified in our lease, but he claims he didn’t get it within 90 days and we foolishly did not send it certified. He then proceeded to not tell us that he didn’t accept our notice until the month we were supposed to move out and claimed we needed to pay him for 3 more months. We eventually got him to sign something where we agreed to pay him for two more months, which was already outrageous.

It’s a central ac unit. Rather than fix the outside unit thing, he put plywood taken from a George Floyd mural over 3 of our windows and put in moldy AC units instead. He never even hired someone to look at the ac. It could be a $300 fix for all he knows.

He initially said he was gonna charge us 10,000 so this is actually an improvement
