It really depends on market conditions. I did relatively well by buying a house when the stock market was flat and paid it off relatively quickly (10 years). So the house was essentially paid off when I started to do the heavy lifting retirement (early 2010's) and that's when the market started to take off. I'm not saying this was by design, but it's how it worked out for me. Luck played a not insignificant role. I don't think we're going to see the kind of stock market gains over the next 5 years versus the last.

There is a fundamental issue with the road configuration downtown. The Gardiner/Don Valley is the main artery in and out, and there are relatively few access points downtown. AKA chokepoints. It wasn't ideal, but it worked 25 years ago when Toronto had a smaller population, but it's a disaster today. Any disruption brings things to a gridlock.
