a good friend had an Eichler home in northern CA, same type of construction. they added the foam themselves, as originally there was no insulation.

I think designing and selling circuit boards while open sourcing the whole thing is a nice niche. Very few people will want to get their own boards made, especially for the hub section, and will likely want to purchase from you.
