The restrictions on building in England is insane if you read about it. Urban areas you can’t build, more rural area basically made it illegal to build anything, and the suburbs have extreme height restrictions.

The only successful "case study" with massive public housing stock is Vienna and that’s because Austria is a shrinking country with no immigration so there’s no pressure. You can look at the other end of an in demand city and country with actual growth like Stockholm where it literally takes 5 years to get an apartment.

The actual success case of falling housing prices due to building is the United States. You see cities with stagnant stock like San Francisco and LA have their housing prices skyrocket and other cities like Austin and Seattle with massive build have their rents get arrested or even fall.
