Yeah I’m a big fan of putting people on blast and you even went first and last name but the inspection depending on the wholesaler is a wild assumption
walston10
what area are you doing deals
walston10
I have ancestry, searchbug relative skip trace, etc., we do it alot...just text me details. Or just google obituary and find heirs that way -Reid

Sent you a dm, I'm in san antonio

We actually buy the heirs’ interests in the property. We start by figuring out the family tree and getting an affidavit of heirship done. Then we have the heirs deed their interests over to us. Once we’ve got everyone signed over, we take the paperwork to a title company and work through whatever else they need to insure it.
There’s almost always heirs. A lot of times it’s like 2 aunts that are 85 that didn’t even know about it that will sell their interest for $500 when they find out they owe 30k in taxes…
Who’s the seller and how are they selling it if not an heir? It can get confusing and if it’s more than 4-5 we walk away but while it’s confusing it’s cut and dry at the same time you’re either a partial owner or you’re not

This is pretty much all we do, buying inherited properties with messy titles. But we usually only mess with bigger spreads because sometimes you get bit pretty bad on title issues. At $6k I’d probably go back to the seller and offer half. Explain that you’re taking on all the cost and risk of getting the title cleared. If they won’t budge I’d probably walk.

Your post history is a success story:
52 days ago: start wholesaling in PA
42 days ago: got my first deal
Now: got second deal
Amazing

Whole mindset needs to pivot away from: “where can I find people to sell their house for cheap”
It needs to be “what problems would selling one’s house solve” and go find those people
walston10
If you got it for 70% off someone will buy it for 50% off easy. Idk but you’ll make money somewhere with it

They never do anything.
Because they're all corrupt, you don't want the next admin digging under your rocks.
It's why it's gotten so out of control and really needs limits

Being a realtor with all these automated calls trying to get a property half off has to be exhausting.

99.999999% of the people I talk with waste time. I still talk to everyone but I don’t blame anyone for not wasting their time on people who are beginning saying they’re interested
walston10
Exactly this. If you don’t get it at a big enough discount that you’re having to thread the needle of a buyer list you’re playing with real thin margins.

Who cares. I used to worry about this and optimize and stress when I failed a persuasion check. The game works no matter what happens then do it differently the next go round
walston10
We do it before probate. Owner dies without a will and kids don’t know what to do, Texas doesn’t require probate so it’s a whole pipeline. Haven’t needed to worry about what else to do there’s too many in the area to really wait on

Crash and burn getting every deal we can up to thanksgiving then since we do inherited properties which is a little more complex take some time to really research the laws a little better between thanksgiving and new years and do more reflection since it slows down naturally anyways

I’m doing solo Lohse standard Aero/Hydro Tactician and it’s so much more fun than I had with the 4. Forces you to really do everything because you can’t be under leveled and no balancing other decisions just all in selfishness. Way more fun imo
You can buy .34 of the spurs court for 920K…the heck?
