Where to get loan for owner occupy rental?

Looking for suggestion from experienced investors.
Currently looking for owner occupied rental, with 800+ credit score and ability to put 20%.+ down.

In current market. What is the best strategy to go?

So first find the deal, and after that decide is to go Conventional, or a DSCR or Seller Finance if possible?

How do you find a lenders with best rate for conventional? Do you just shop around till you get best rate?

For now the goal is 4 units. But it may changed because of deal.

You mean a house hack?

I don't have any company to recommend in these states. But generally you can get a regular conventional loan for it. Simply contact a few local lenders and shop their rates. That said, the lowest rate is NOT always best. There are also other things in play.

You're more likely to get a better rate with a conventional loan. Seller finance can be great if you get pod terms. Also DSCR loans aren't for owner occupied properties. As for lenders ask for referrals from people you know who are happy with their lender. I can also recommend a few.
